Quick answer: Stratus Clean and Vanguard Cleaning Systems both sell master franchises in commercial cleaning, so the question is which model gives you more business for your capital. For most executive candidates, Stratus is the better buy: $125,000 to $150,000 liquid against a $275,000 to $300,000 all-in investment, versus Vanguard's typical $500,000 liquidity requirement, plus nine revenue streams at about 90% recurring. Vanguard fits buyers who want a brand with four decades of history, hold $500,000 or more in liquid assets, and prefer a negotiated territory fee.
Vanguard figures come from its 2026 Franchise Disclosure Document (FDD) and official franchise pages. Stratus figures come from our published materials. Item 7 and Item 19 of the FDD you receive are always the final word.
This is not a master-versus-unit comparison. Both brands put you in the franchisor's seat for a region. The differences are in the cost of entry, how your territory is priced, how many ways you earn, what the franchisor discloses, and how much momentum sits behind the brand you are building.

Neither brand expects you to clean. In both, you award unit franchises, win commercial cleaning accounts, and assign them to unit owners. Vanguard's FDD calls the buyer a subfranchisor, and Vanguard corporate no longer sells unit franchises itself; area franchisors do, at their own pricing. As a subfranchisor, you are also "solely responsible" for preparing and registering your own disclosure document, so ask each brand how much of that load it carries for you. That is standard in master franchising, but the administrative lift is real.
Stratus works the same way at the top. As a master, you hold the rights to award unit franchises and to obtain commercial cleaning contracts, and you assign each contract to a unit owner who performs the work. You have franchisees, not cleaning employees. It is an executive model franchise: you lead the company, backed by finance and business management support and a peer network of masters across 100+ territories.
Stratus: a license fee averaging about $125,000, roughly $150,000 in working capital, and $275,000 to $300,000 total, with a 10% VetFran discount on the initial fee for qualifying veterans. These are typical figures; ranges vary by territory, and Item 7 of our FDD is the authoritative source. Our master franchise cost guide breaks down every line item.
Vanguard: the fee is negotiated around population and potential accounts, with no set formula. For a new candidate, the 2026 FDD expects $100,000 to $350,000. Vanguard generally does not expect to finance the fee for new masters but may, at its discretion, allow up to 60 monthly installments at 5% simple interest. Its FAQ adds that area candidates typically hold at least $500,000 in liquid assets. If you are leaving a corporate role with a solid but not enormous balance sheet, that gap decides a lot.
Vanguard licenses a protected development area covering a set number of counties or an entire state, priced by population and potential accounts. A Stratus territory is exclusive and protected, sized by population and commercial-facility data, and can be a full state or a cluster of counties. We size each territory using population and data on offices, medical buildings, schools, and industrial and retail sites, and no other Stratus master can operate inside your boundaries while your agreement is in place. Our guide to what it means to own a Stratus territory explains how that protection works, and our available territories page lists the statewide, metro, and Canadian markets open today. Whichever brand you consider, read Item 12 of the FDD; our guide on how to verify an exclusive territory shows which language to look for.
Vanguard names four area franchisor functions: franchise sales, securing accounts, back-office support, and consulting. Stratus masters earn across nine streams, including franchise fees, contract sales, royalties, insurance revenue, and supply sales. Because these attach to janitorial contracts that renew monthly, roughly 90% recurs. Our earnings guide explains each one. David Smith of Stratus Clean of Nashville: "I loved the recurring revenue model and the idea of selling a need rather than a want."
Stratus franchised regions averaged $3.2 million in unit volume in 2025, the top five averaged $9.5 million, and system-wide sales reached $238 million. Calculation and further explanation of these figures appear in Item 19 of our FDD. Individual results may differ. See Item 19 for financial disclosures and Item 7 for total investment information. Vanguard's 2026 FDD makes no financial performance representations, though it may share actual records if you buy an existing region.
Vanguard provides proprietary software, marketing materials, an onboarding program, and start-up consultation. Stratus provides pre-opening training, one week at headquarters, two weeks in your territory, a dedicated coach, StratusConnect, a National Accounts program, and a national insurance program; see our training and support page. In Franchise Business Review's 2025 survey, 86% of Stratus masters said they would do it again. Ralph Sizemore of Stratus Clean of Columbia, SC: "I would definitely do the franchise with Stratus over again. They've been so supportive."
Vanguard has the longer record. Founded in 1984, it lists Entrepreneur honors going back to 2000, and it promotes green methods such as microfiber systems and reduced chemical use. Stratus has the momentum: #1 Fastest-Growing Franchise on Entrepreneur's list for four consecutive years, the #1 Commercial Cleaning Franchise, and #21 overall on the 2026 Franchise 500. We are the fourth-largest commercial cleaning franchise in North America, and our Green Seal certification matters when you pitch schools, medical offices, and corporate facilities with sustainability mandates.
The sector is healthy, too. The International Franchise Association projects $921.4 billion in franchise output across 845,000 establishments in 2026, with commercial and residential services tied as the fastest-growing sector at 3.2% year over year. Commercial cleaning also holds up in downturns, as we explain in why commercial cleaning is one of the most recession-resilient businesses you can own.
Either way, read the FDD cover to cover, call existing masters, and run the numbers with your attorney and accountant. Our due diligence checklist helps. Also comparing others? See Stratus vs Anago and Stratus vs Jan-Pro.

Yes. You act as a subfranchisor in a development area, recruiting janitorial subfranchisees and sourcing accounts. Vanguard corporate no longer sells unit franchises; its area franchisors do.
Not as a rule. Its 2026 FDD says financing for new masters is discretionary, with a negotiated down payment and up to 60 monthly installments at 5% simple interest.
Yes, but they are priced differently. Vanguard negotiates its fee around population and potential accounts. A Stratus territory is exclusive and protected, sized by population and commercial-facility data. Read Item 12 of each FDD for the exact terms.
Stratus references Item 19 and publishes 2025 system-level figures. Individual results may differ. Vanguard's 2026 FDD makes no financial performance representations.
